If there is damage to a unit, what is the unit owner responsible for?

In general terms, the Association insurance coverage provides for loss and damage to the exterior of each building. Unit owners are responsible for maintenance of the interior portion and any approved external additions, like storm doors.

How do I submit a new idea for the community?

Suggestions to improve our neighborhood or to add features to the common space must be submitted to the Board for consideration.

What is a common element?

Common elements include the beautiful green spaces in our neighborhood that everyone is invited to enjoy. For instance, the lawns behind each unit and the large park-like setting in the middle of Rosewood Cove.

What is a limited common element?

Limited common elements are external unit features which can only be used by the unit owner - driveway, deck, patio, etc. It is the unit owner’s responsibility to provide routine maintenance to these items. For instance, keeping the deck free of mold and mildew.

Where can I find a list of items that have been approved for other unit owners?

While there is no definitive list of approved additions, common requests include exterior storm doors (foyer and basement entries), patio/deck awnings, patios, and finished basements.

How do I identify the complete set of Rosewood Cove rules?

Rules exist in the Declaration, Bylaws, and Rules & Regulations documents. It is each unit owner’s responsibility to consult these documents before enhancing, changing, improving, or otherwise altering their unit.

Is there a fine policy in effect?

Yes, Rosewood Cove has adopted a fine policy for repeated violations of rules set forth in the Declaration, Bylaws, and Rules & Regulations. Unit owners are encouraged to be vigilant of the rules and remind others of our regulations.
